TVS Emerald is the real estate arm of the TVS Group, the Chennai-founded business house that began in 1911 when T. V. Sundaram Iyengar started operations in Madurai. It was started by T. V. Sundaram Iyengar in 1911 at Madurai (Tamil Nadu). The group's real estate business was incorporated as Emerald Haven Realty Limited in 2012, and its first project, delivered in Perungalathur, was completed and delivered ahead of schedule, paving the way for the company's venture into real estate. On its own platform today, the company describes itself among the largest developers in the city: as Chennai's second-largest real estate developer, our mission is to transform urban living for India's middle class.
Behind the brand sits the wider TVS Group, which remains one of India's leading business houses with over 50 group companies, 50,000 employees, and an annual turnover of over USD 8.5 billion. Within Chennai, TVS Emerald has built a portfolio that spans plotted developments, apartments and villas — Green Enclave near Porur, Aaranya near Medavakkam, Chennai, launched in June 2022 with Phase I featuring 96 villas spread across 15.6 acres with 62% open space, Peninsula and Magnific in Manapakkam, and Elements, which the company calls the biggest real estate launch in Chennai in a decade when it went live in July 2023. It entered the luxury segment the same year with Luxor, and in 2023 signed a platform agreement with HDFC Capital for Rs 1000 Crore towards plotted developments — the same product category represented in Karapakkam.
TVS Emerald Hamlet is the developer's plotted community in Karapakkam, positioned just off Old Mahabalipuram Road (OMR), Chennai. The layout is spread over roughly seven acres and offers 101 plots with over 22,000 sq. ft. of OSR area, and is RERA approved under registration TN/29/Layout/127/2019. Plot sizes across the layout have been listed at a BSP rate of around Rs 6,799 per sq. ft., with plot areas varying from 890 to 3,900 sq. ft. and premium villa plots starting from around Rs 74 lakh, while later listings for larger corner plots have quoted prices running into a couple of crore. The project is CMDA approved, sits within a few hundred metres of the OMR/Rajiv Gandhi Salai stretch, and is positioned right across Futura Tech Park, Accenture, Capgemini offices, TIDEL Park, with 20+ amenities, quality schools, colleges, hospitals, and malls all within 10-15 minutes.
The Hamlet format reflects how TVS Emerald has approached OMR generally — low-density, plot-led or low-rise communities rather than dense high-rises. The same instinct shows up further down the corridor at TVS Emerald Verde Vista in Padur, a 4.79-acre, IGBC Gold pre-certified development that the company positions just 3 KM from the upcoming Siruseri Metro Station, and in Lakeshore, where the company's own account notes that in June 2024, TVS Emerald hosted its 5th Home Debut event at Lakeshore, marking the first time a home debut was held for a plotted development project.
Karapakkam's relevance to a plotted community like TVS Emerald Hamlet comes from its position on the OMR IT corridor. The locality is strategically situated between Chennai's key IT hubs, Thoraipakkam and Sholinganallur. Along this stretch of Rajiv Gandhi Salai sit some of the city's largest technology employers — Mahindra Satyam, Pantheon, Scope International, Capgemini, Tata Consultancy Services, Accenture, Cognizant Technology Solutions, Photon Infotech and Infosys. That employment base is why plots and homes here draw both end-users and long-term renters: Thoraipakkam, Karapakkam and Sholinganallur are among the best rental locations on the corridor, with rental yield in OMR generally stable, often in the 3–4% range for well-located apartments.
Connectivity is set to improve further. Karapakkam is slated to get its own stop on Chennai's metro expansion: the upcoming Chennai Metro Line 3, from Madhavaram to Sipcot-2, will include a dedicated station at Karapakkam. The locality also stands to benefit from road works underway along the corridor, with infrastructure projects like the OMR-ECR link road poised to enhance Karapakkam's value.
Karapakkam's apartment values currently sit around Rs 7,600 per square foot, broadly in line with the wider OMR growth corridor, where 2026 estimates place the current range at Rs 7,000 – Rs 9,500 per sq. ft, with 5-year appreciation of roughly 35–45%. Independent plots, the format TVS Emerald has chosen for Hamlet, tend to draw a different buyer than apartments — one seeking land ownership and long-term appreciation over immediate rental income — but sit in the same demand pool driven by the corridor's IT employment. Even with short-term fluctuations — apartment prices in Karapakkam dipped slightly by 1.3 percent over the past year, though the long-term outlook remains positive — the underlying driver for the micro-market remains job concentration rather than speculation.
For residents of TVS Emerald Hamlet, daily conveniences sit within a short radius. Bus stops for the Capgemini and Accenture offices are around 4-5 minutes away, Chettinad Hospital and Apollo Cradle & Children's Hospital Karapakkam are 5-7 minutes off, schools such as The Complete School and Fathima School are 3-10 minutes away, and retail destinations including Max and Nilgiris are 6-16 minutes distant. This density of schools, hospitals and retail around a plotted layout is characteristic of Karapakkam's maturity as a residential pocket rather than a fringe extension of the OMR corridor.
TVS Emerald's decision to run a plotted format in Karapakkam, rather than a high-rise apartment tower, fits the developer's broader pattern on OMR of pairing land parcels close to employment nodes with lower-density product. Group-wide, the company has scaled quickly in recent years — in FY '23 it sold more than a thousand units and earned over INR 925 crore in revenue — while continuing to add new formats, from senior living in partnership with Columbia Pacific Communities to uber-luxury residences in Bengaluru. On its own platform, the company now counts 115 years of legacy, 20+ projects and 6000+ happy families across its markets, a scale that places a compact, plot-led community like Hamlet within a much larger, ongoing build-out across Chennai's IT corridor and beyond.
