TVS Emerald is the real estate arm of the TVS Group, a Chennai-founded business house that traces its origins to 1911, when T. V. Sundaram Iyengar began operations in Madurai. Unit configurations across the Green Enclave phases have covered 2, 2.5, 3 and 4 BHK layouts. Apartment sizes have ranged from roughly 1,213 sq ft to 1,981 sq ft, with pricing from around Rs 80 lakh onwards in some phases, while other listings note 2 BHK and 3 BHK units ranging from about 1,079 sq ft to 1,540 sq ft. The community follows a low-density model of about 50 families per acre with 62% open space, and includes a roughly 13,000 sq ft clubhouse alongside amenities such as a walking and jogging track, yoga lawn, open amphitheatre, multi-purpose court, skating rink, cricket net, and swimming pool. Smart-home features including digital locks, home automation and app-enabled appliance control have been built into later phases. TVS Emerald points to five major IT parks in the vicinity — RMZ One Paramount, K Raheja Commerzone, L&T Infotech, DLF Cybercity and Vishranthi Jayanth Tech Park — together employing more than a lakh people, as the core demand driver for Green Enclave. Additional capacity is coming online with RMZ IT Park Phase II and AVS Husainy IT Park. This IT concentration explains why a developer with a citywide portfolio chose to return to the same Paraniputhur address across three launches rather than spreading further afield.
Porur sits on the Chennai Bypass Road, a corridor connecting the Grand Southern Trunk Road (NH45), NH48 and NH716, which smooths commuting across the city. Institutions such as Sri Ramachandra Medical College, Meenakshi Dental College and Ramachandra Hospital add healthcare and education infrastructure around the locality. For a Green Enclave resident, Porur Junction itself is minutes away, and the Chennai International Airport is reachable within roughly 12-13 km via the bypass.
Since Green Enclave's earlier phases were launched, the infrastructure case for Paraniputhur has firmed up considerably. The Porur-Poonamallee metro line, part of Chennai Metro Phase II's Orange Line, was set to commence operations by end-2025, connecting areas such as Senneerkuppam into the wider metro network. This 8 km east-west stretch includes stations at Porur Bypass, Iyyappanthangal, Karambakkam, Kattupakkam and Poonamallee — Iyyappanthangal sitting immediately adjacent to Paraniputhur. The Porur-Kodambakkam metro stretch is set to open in June 2026, which will connect Porur directly into Chennai's east-west metro spine, giving residents access to Vadapalani, Koyambedu and Nandanam via the metro network for the first time.
The price impact of this is already measurable rather than speculative. Porur has recorded a jump of roughly Rs 800 to Rs 1,000 per sq ft over the last two years, and more broadly, properties within 1 km of a planned metro station have been witnessing 20-30% price growth across Chennai's Phase II corridors. Porur's property values have climbed from as low as Rs 1,250 per sq ft historically to around Rs 8,100 per sq ft as the suburb transformed from a peripheral address into what market trackers now call a real estate hotspot. Independent tracking of the Green Enclave project itself shows this trajectory locally too: during Q4 2025, average asking prices for TVS Emerald Green Enclave moved from about Rs 6,700 per sq ft to Rs 7,200 per sq ft, a 7.46% rise.
