TVS Emerald, the real estate arm of the Chennai-headquartered TVS Group, chose Vengaivasal, near Medavakkam, for one of its flagship villa communities. The project is located 150 m from the Vengaivasal main road, and TVS Emerald Aaranya is spread over a total area of 15.6 acres. It sits just 150 meters from the Vengaivasal Main Road and 2.1 Kms from the Velachery–Tambaram Main Road. For a developer whose portfolio in Chennai runs mostly to gated apartment communities, an independent-villa township of this scale on the city's southern edge is a distinct product line, and Vengaivasal is where TVS Emerald chose to build it.
TVS Emerald launched Aaranya near Medavakkam in June 2022. Phase I featured 96 villas spread across 15.6 acres with 62% open space, offering 100+ amenities and located near Nanmangalam Forest Reserve. TVS Emerald's own project documentation lists St. John's public school 5.7 km away and Dr. Kamakshi Memorial Hospital 9.1 km away from the Aaranya site, reinforcing that the community sits within an established residential catchment rather than a greenfield outpost. Within Aaranya itself, provision for a grocery store, clinic and pharmacy has been allotted as part of the commercial block, so day-to-day needs are addressed inside the gated layout as well.
Vengaivasal's apartment and villa market gives useful context for what an Aaranya or Rejoice purchase represents. Flat prices in Vengaivasal are in the range of Rs 5,700-8,050 per square foot, land rates run around Rs 7,200-8,450 per square foot, and the average flat rate stands near Rs 6,450 per square foot. Flat rates here have moved 18.3% over three years and 57.3% over five years, while land rates have risen 50.0% over three years and 97.4% over five years. Land, not built-up apartment stock, has been the stronger performer in this specific pocket, which matters for a project like Aaranya where each villa carries its own undivided share of land rather than a share in a tower footprint.
Neighbouring Medavakkam is priced around Rs 8,165 per square foot, higher than Vengaivasal's average asking rate, while nearby Perumbakkam and Sembakkam sit at slightly lower rates. That positions Vengaivasal, and by extension TVS Emerald's Aaranya township, between the established, higher-priced Medavakkam core and the newer, more affordable pockets further south, a mid-point that a villa buyer trading built-up density for land and open space would recognise as reasonable.
TVS Emerald operates as part of the 115-year-old TVS Legacy and describes itself as Chennai's second-largest real estate developer, a position built on a portfolio that spans villas, apartments and plotted developments across the city.
