TVS Emerald Avalon Gets TNRERA Registration Ahead of Pallavaram Launch

TVS Emerald has secured Tamil Nadu RERA registration for TVS Emerald Avalon, a high-rise residential project on the 200 Feet Pallavaram to Thoraipakkam Radial Road in Zamin Pallavaram, South Chennai. The registration, TNRERA/35/BLG/0343/2026, is dated 22 September 2026 and clears the way for the project's launch.
The project followed a pre-launch on 2 September 2026 and was set for its formal launch on 28 September 2026. Spread over 12.44 acres, the development will have 10 towers with 1,035 homes. The first phase, TVS Emerald Avalon Phase 1A, covers five towers and 533 units, and is positioned as the entry point for buyers who want a planned community on one of the city's fastest-growing corridors.
Project details for prospective buyers
The homes are offered in 2 BHK, 3 BHK and 4 BHK duplex configurations, with saleable areas from about 970 sq ft to about 2,629 sq ft. Starting prices are quoted at about Rs 97.80 lakh, while larger homes are listed at up to about Rs 3.22 crore. Early-buy discounts and a flexi-payment scheme are available to the first 100 customers.
Tower height is quoted as two basements, a ground floor and 14 to 15 floors. The central clubhouse spans about 34,000 sq ft and includes a swimming pool, a children's pool, a gym, a yoga deck, a meditation zone, a spa and wellness room, an amphitheatre and a senior citizen sit-out. The project lists 25 to 27 lifestyle amenities in total.
The published specifications describe vitrified tiles in the living, dining and bedroom areas, polished granite kitchen counters, UPVC windows and copper wiring with separate meters. Passenger and service lifts serve every tower, and generator backup covers common lighting, lifts and water pumps. Water supply combines municipal connections, rainwater systems and on-site recycling, with a sewage treatment plant on site.

Location and connectivity
The site sits on the Radial Road corridor that links Pallavaram with Thoraipakkam, giving residents direct access to the city's southern IT belt. A bus stop is about 1.1 km away, and Chennai airport is about 6.8 km from the project. Upcoming Echangadu and Keelkattalai metro stations are cited at about 2 km and 3.3 km.
Schools within a few kilometres include Vels Vidyashram, Kendriya Vidyalaya, Sankara Matriculation Higher Secondary School, St. Mark's Matriculation School and Velammal New Gen School. Healthcare options include Gleneagles Global Health City, Kauvery Hospital and Dr. Rela Institute & Medical Centre. Retail destinations such as Grand Square and Phoenix MarketCity in Velachery, along with Express Avenue, are within reach, as are business parks including OMR IT Expressway, RMZ Millenia and DLF Cybercity.
The proposed Airport to Kilambakkam Metro extension is a longer-term addition to the area. Chennai Metro Rail submitted a detailed project report on 14 February 2025 for a 15.46 km corridor with 13 elevated stations, passing Pallavaram, Chromepet, Tambaram, Perungalathur and Vandalur. The proposal remains under consideration at the Union government level.

TVS Emerald is the real-estate business of the TVS Group, which was founded by T. V. Sundaram Iyengar in 1911. The company entered real estate under the TVS Emerald name in 2012. It reports more than 6.5 million sq ft developed, more than 8.7 million sq ft under development, over 30 projects and more than 6,800 customers, operating mainly in Chennai and Bengaluru.
Its Chennai portfolio includes Greenhills, Elements, Peninsula, Atrium @ GreenAcres, Aaranya, Udyana and Luxor. A subsidiary's FY2024 report records that Atrium @ GreenAcres was handed over 18 months ahead of its committed date.
The Avalon site was acquired in December 2024, when the company announced the purchase of a 12-acre parcel on the Pallavaram to Thoraipakkam Radial Road with stated development potential of 2.5 million sq ft and projected revenue of about Rs 2,800 crore.
What comes next
With registration in place and the launch scheduled for late September 2026, the project moves into its sales and construction phases. Phase 1A is slated for handover in April 2031, and the full development is expected to be completed by January 2033.
